Services. Vacant home
staging

We furnish and style empty homes, room by room, so buyers can picture living there from the first photo.

What is included

Empty rooms can feel cold and hard to read.

Vacant staging fills that gap. Your designer plans every main room around the architecture, then our crew brings the furniture, art and accessories and styles the home for photos and showings.

In the National Association of Realtors 2025 Profile of Home Staging, 83% of buyers’ agents said staging makes it easier for buyers to picture a property as their future home.

What is included

One team handles the design, the furniture and the timing.

  • A designer walkthrough

Your designer walks every room to plan the furniture, art and layout that bring out the home’s full potential.

  • Furniture for the architecture

Across two warehouses we specialize in modern and contemporary pieces, and we tailor each scheme to the architecture, including mid-century designs for Eichler homes.

  • Installation and styling

Our crew installs and styles the home, usually in one or two days. Schedule photography from day 3.

  • A 60-day term

Counted from the day staging is complete. If the home needs more time, extend week by week. We check in before the term ends.

  • Damage during install or removal

We fully cover accidental damage caused by our team. We can send our trusted handyman, or reimburse you to use your own contractor.

  • Removal

When the home sells or the term ends, give us 3 business days’ notice and we’ll schedule removal at a time that works for you.

Three levels of staging

The level sets the furniture and the team behind it. Ask which one fits when you request a quote.

  • Regular

Great design for a limited budget.

  • Premium

Higher-end, more distinctive furniture and a specialized crew, for larger homes and bigger budgets.

  • Signature

For homes priced above $5 million, with one-of-a-kind pieces and a dedicated team.

“I sold the home in 12 days and couldn’t have done it without the help from the Encore Staging Team.”

Questions about vacant staging

All questions
How long does installation take?

Homes under 2,000 sq ft typically take one day; larger properties need two. We reserve up to two days for fine-tuning, so schedule professional photography starting on day 3.

When does the staging term start, and how long is it?

Our standard term is 60 days, counted from the day staging is complete. If the home needs more time, you can extend, and extensions are billed weekly. When the term is ending, we check in so you can choose to extend or schedule removal with 3 business days’ notice.

Who pays for staging?

Either the seller or the listing agent can book staging, and we work with both. You can pay upfront before install with no added fee, or pay at closing: nothing is due now, and the balance plus 10% is paid at close of escrow.

How far in advance should we book?

As early as you can. Our schedule fills quickly, and we reserve crews and furniture once the agreement is signed, so early confirmation is the best way to secure your preferred date.

How do I get a price?

Use our instant estimate to see a price range in about a minute, then pick a time for a designer walkthrough. Your final quote is confirmed after the walkthrough.
