staging

Still living in the home? We plan around your furniture and bring in what each room needs to show at its best.

What is included

You don’t have to move out to sell a staged home.

With occupied staging, your designer walks the home with you and plans around the furniture you already have. Then we bring in the pieces, art and accessories that pull each room together.

Working with what you own can also keep the cost down.

What is included

We plan it with you, room by room.

  • A walkthrough with you

Your designer goes room by room with you and plans around the furniture you already have.

  • Pieces that pull it together

Furniture, art and accessories from our two warehouses, chosen to work with what stays.

  • Prep guidance

Clear out personal items and clutter, finish small repairs and have the home cleaned before install day. Our team brings the furniture, art and accessories, and your designer will point out anything else during the walkthrough.

  • Installation and styling

Our crew installs and styles the rooms, so the home is ready for photos and showings.

  • Damage during install or removal

We fully cover accidental damage caused by our team. We can send our trusted handyman, or reimburse you to use your own contractor.

  • Removal

When the home sells or the term ends, give us 3 business days’ notice and we’ll schedule removal at a time that works for you.

Three levels of staging

The level sets the furniture and the team behind it. Ask which one fits when you request a quote.

  • Regular

Great design for a limited budget.

  • Premium

Higher-end, more distinctive furniture and a specialized crew, for larger homes and bigger budgets.

  • Signature

For homes priced above $5 million, with one-of-a-kind pieces and a dedicated team.

Questions about occupied staging

All questions
Do we need to move out?

No. Occupied staging works while you live in the home. Your designer plans around your furniture during the walkthrough.

Who pays for staging?

Either the seller or the listing agent can book staging, and we work with both. You can pay upfront before install with no added fee, or pay at closing: nothing is due now, and the balance plus 10% is paid at close of escrow.

Can you stage only some rooms?

Yes. Partial staging furnishes the key rooms only, and it also suits homes where the seller is still living. It is quoted after the designer walkthrough.

How long is the staging term?

Our standard term is 60 days, counted from the day staging is complete. If the home needs more time, you can extend, and extensions are billed weekly. When the term is ending, we check in so you can choose to extend or schedule removal with 3 business days’ notice.

How do I get a price?

Use our instant estimate to see a price range in about a minute, then pick a time for a designer walkthrough. Your final quote is confirmed after the walkthrough.
